Private Sales

A private treaty campaign runs for an indefinite period and sees the home offered ‘For Sale’ at a set and published price, effectively disclosing the market the ‘wish price’ of the seller.

As in an Auction campaign, open homes are generally held twice a week and buyers are encouraged to make offers throughout a campaign. Offers can be countered and negotiated by the seller. Depending on the level of interest, the asking price can be increased or lowered at any time. When an acceptable offer is received and negotiated the home is sold, if there are multiple buyers the chances of offers higher than the asking price are improved.

A common misconception is that the marketing campaign for a Private Treaty campaign is less than that of an Auction campaign, in fact and successful campaign requires an equal amount of marketing and there is often very little, if not any, difference in cost.

Authenticity is Everything

When a property is sold by private sale, the buyer generally has a three day cooling-off period during which they may withdraw from the sale. Your agent will work closely with the buyer to avoid this risk. Buyers often make their offers subject to conditions such as finance, pest inspections and/or due diligence of the repairs and maintenance required on the property. If a conditional contract is accepted then the property is officially “Under Contract”. The marketing of the property would still continue until the sale becomes unconditional. If the contract conditions are not satisfied, then the buyer may elect to terminate the contract or endeavour to renegotiate price.

When you sell your home by private sale, your agent will provide extensive research to help you set a price and the property is listed for sale at that price. Whilst the price is negotiable, we will help you set a price that attracts a high number of potential buyers, maximising the chances of achieving a sale price greater than the asking price. Your agent will discuss the pros and cons of showing or hiding the asking price during the marketing campaign as well as suggest any additional services that may assist in maximising the price such as property staging or garden make overs.
